During a typically rainy
Chicago spring season, the sheer expanse of the roof over this large
distribution and warehouse facility demanded no-nonsense productivity from
our roofing crews. Due to the stress of the previous winter, the
deteriorated 25 year old built-up roof protecting the national office of
Suburban Moving & Storage split open, leaving two 50 ft. tears. Water
had already entered the building, and continued leakage would very likely
have compromised the stability of the gypsum deck. We tore off the old
built-up roof system down to the deck and removed 20 unused vent stacks
from the surface of the roof. We closed the openings in the deck and made
repairs to the deck as needed. A new dual-reinforced, granular-surfaced
Modified Bitumen roof system (Derbicolor GP – by Performance Roof
Systems) was installed over 3 base plies that were mopped on with hot
asphalt. Rainstorms rolled in and rolled out but not a drop entered the
building while the roof replacement work was being completed.

This project involved
the complete removal and replacement of a 77,800 sq. ft. coal tar pitch
roof. What made the
project especially challenging was that the 77,800 sq. ft. was divided up
among several roof sections. To remove multiple layers of old roofing we
used a reinforced 160-foot long debris chute. The new system consisted of
a 4-ply coal tar pitch roof made by Allied Signal, a gravel surface, and
Derbicolor GP manufactured by Performance Roof Systems with 2 base plies
in asphalt. All the work was completed while the old 14-story warehouse
was undergoing a complete renovation to serve as the new headquarters for
Tripp Manufacturing, a leading computer peripheral manufacturer.
